Kiljava Hospital Ltd

Kiljava Hospital Ltd (owned by Hyvinkää, Nurmijärvi, Tuusula, Mäntsälä, Järvenpää + HUS Group) owns a hospital building in Nurmijärvi, built in 1938 (partially renovated in 2007-08).

The current main tenant of the property is Central Uusimaa wellbeing services county Keusote. The hospital has a lease until the end of 2030, but within the “termination window” allowed by the health and social services legislation. The company and Keusote are currently negotiating the lease, with Keusote considering various options for the future rehabilitation service facilities.

To facilitate the lease negotiations, the company has commissioned CAPEX Advisors to produce financial projections in order to assess the financially sustainable rent level and lease duration for the company, taking into account different facility cost and long-term maintenance scenarios.

Our services to the company included financial projections (profit and loss, balance sheet and cash flow calculations), sensitivity and scenario analyses to support the assessment of sustainable rent levels, assessment of rent levels in relation to alternatives available to tenant and recommendations for measures to support lease negotiations.
